What is included in the rent?
We are setting the building up to be all inclusive. Rent, Utilities, Cam etc... One Price covers everything for a basic office. We do have a list of additional items that have additional costs we can provide prior to leasing.

Is parking available for my staff and customers?
Yes we have 2 parking lots and you can park on the street all the way around the building

What's the process for maintenance requests?
We strive for prompt and effective resolution of any maintenance issues. Generally, tenants can submit maintenance requests through our online portal for quick response and tracking.

How quickly can I move in?
We will work to get you moved in according to the timeline that works best for you. Your move in date depends on the status of the space you will be leasing.

What does the tenant portal do?
The Tenant Portal is an online tool provided for you at no cost. You will be able to:
- Pay your rent online.
- View your previous and upcoming payments.
- Add your renter's insurance information (if needed).
- Submit and track maintenance requests.

How is the rent price determined?
Rent is usually determined by the square footage of the space, its location, and current market conditions. Additional amenities and features can also affect pricing.

How do I access my Tenant Portal?
If the tenant portal is enabled for your property, you will receive an automated invitation to your email. You can also click here to watch a video on using the portal.

What is the purpose of the 5th floor extended stay, and how does it relate to Brylie?
The 5th floor (5,600 sq ft) will become an extended stay for nurses and doctors, offering affordable, modern suites to support healthcare heroes. It’s dedicated to our daughter Brylie, who survived multiple surgeries for short gut syndrome, as a way to pay it forward to the medical professionals who saved her life and others with similar conditions.

What activities will be offered on the 4th floor, and who are they for?
One-third of the 4th floor (2,200 sq ft) will be split: the south side will host a tumbling/martial arts dojo for kids’ daytime activities and weekly classes, while the north side will offer low-cost date night activities for couples, featuring catered meals and fun trades like furniture refinishing, hair braiding, painting, or pottery.

Date nights will feature low-cost, fun activities like learning to refinish furniture, braid hair, paint on canvas, or make pottery, paired with simple meals. Food will be catered from local restaurants and taco trucks, supporting St. Joseph businesses and offering variety.

What types of offices will Floors 1–3 have, and who are the target tenants?
Floors 1–3 will offer modern office spaces for small businesses, coworking, and medical professionals

How will the project be funded, and is it financially viable?
The $2.24M project (purchase, renovations, financing) will be funded over 10 years using tenant income, business cash flow, and additional revenue from local investors. It’s viable assuming no major setbacks.

What is the history of the Frederick Towers building?
Built in the mid-20th century, Frederick Towers is a 32,000 sq ft commercial building in St. Joseph, originally as a childrens hospital, after the sale of the hospital is has housed many local, national, and global companies. We are activily searching out who these companies were and their history.

Has the building been renovated before, and what is its current condition?
The building has had minor updates but requires significant repairs (e.g., windows, sewer, boiler) due to age and wear.

Frederick Towers is a symbol of St. Joseph’s commercial heritage, tied to the city’s growth as a regional hub. Its transformation will honor this legacy while serving modern community needs, especially through the 5th floor’s dedication to healthcare.

Is the building listed on any historic registers, and does it affect renovations?
Frederick Towers is not listed on the National Register of Historic Places, allowing flexible renovations. We’ll comply with St. Joseph’s building codes (IBC 2018) to ensure safety without historic restrictions.
